Q. What is ‘AllAboutWaterfront.com’?
A. A MULTI-PURPOSE website consisting of a full-feature ‘Waterfront Property Listing’ module and an interactive ‘Waterfront Community’ section, each complementing the other.
The Forum, where our members can initiate discussions, our Blog, the links to Twitter, Facebook and YouTube, Google Mapping, the local Weather and the Newsletter all provide a sense of community and belonging among our waterfront Owners, Buyers, Sellers, Realtors, Local Area Experts and other lovers of the waterfront lifestyle. Their ideas, photos, videos, personal stories, questions and answers are wide-ranging, entertaining, informative, and… inclusive.
Property for Sale Listings on the other hand, are offered to those inclined to pursue, perhaps for the first time, the dream of waterfront ownership, as well as for those who have tangible waterfront properties to offer to them, in the here and now. Easy viewings. No obligations. Circulating among them are current waterfront property Owners of all kinds, as well as Local Area Experts freely offering their real-life experiences and solid expertise to those who may want them…

Q. What is ‘waterfront property’?
A. Land or improved property that borders a body of water. This can be delineated any number of ways, most commonly, by an actual survey of the land showing contact with water, and by legal definition ‘to the water’s edge’ (wherever that may be). There are many other less formal technical measures but suffice it to say that, within the law, the definition of waterfront property varies considerably as to actual definition and jurisdiction. Therefore, it seems reasonable that if your Real Estate Board formally considers your listing a “Waterfront Listing”, so do we.
Q. What is a ‘waterview property’?
A. ‘Waterview’ in the context of AllAboutWaterfront.com refers to a property with an unobstructed, year round view of a body of water. Sounds simple, but many invented expressions have entered the picture, thus confusing what used to be a simple idea. Here’s an example: “seasonal glimpse of the bay”. This describes a property with a ‘view’ of the water through a stand of deciduous trees that are leafless in winter – thus affording the so-called ‘view’ – but no sign of the water in the other 3 seasons. This is not a waterview property. A property on the non-waterfront side of a road peering at the water between two actual on-the-waterfront buildings does not qualify, either. On the other hand, a 15th floor luxury non-waterfront condo with an unobstructed 180 degree view overlooking Tampa Bay does qualify.
Q. What is a ‘deeded access property’?
A. Property that is neither waterfront nor waterview property, but one that is merely near a body of water, where the right to leave your own property and actually go to the waterfront (wherever it is) and use it is contained in the property deed.
Q. Do I need the owner’s permission to list a property?
A. Any user of AllAboutWaterfront.com who provides information about a property must have the written permission of the property owner to do so. This is a legal requirement for which the user assumes full responsibility. Users must acknowledge that they have the owner’s permission, and be able to provide proof of permission on demand. See our

Q. Can I cancel a listing?
A. Of course. Log into the site and go to the ‘Cancel Your Subscription’ link at the bottom of the page. But before you hit the button, please let us know
HERE if we’ve goofed in some way, and tell us what happened – maybe we can help. If not, perhaps you could help us out by suggesting a better way to do it …?
Reminder: All payment plans are billed on a mere 30 day cycle, so no refunds or credits are given for cancellations.
Q. How do I update or remove a listing?
A. Simply log in to the site using your User Name and Password and you can access your listing 24 hours/7 days a week to update, edit or remove your listing.
Q. What if I forget my login id or password?
A: Your login id is your email address. If you do not remember which email address you used, you can contact us, by using the
contact form and we will look it up for you. If your email address has changed since you registered with us, contact us and we can change it for you. If you have forgotten your password, go to
“My Account” and click on “Lost Your Password?” You will receive an email very shortly with your password. The email will be sent to the email address that you initially registered with.
Q. How long will my listing(s) be displayed?
A. Your listings will appear for as many full 30 day intervals as you choose, corresponding to our 30 day billing cycle. If you have purchased a multiple listing package, you can replace a listing that has expired or is cancelled with a new listing for the balance of the 30 day billing cycle for that listing.
Q. My property is currently listed with a Realtor. Can I advertise it here at the same time?
A: When your property is listed with a Realtor, you should not try to list it privately at the same time as many listing contracts prohibit it. Besides, you’ve hired your Realtor for a good reason and it is possible that they have not yet heard of us. You might want to talk to your Realtor and let them know that you want to see your property listed on AllAboutWaterfront.com.
Q. Why can’t I find “my” lake/river/ocean/pond here?
A: If you do not see “your” lake/river/ocean/pond listed here, it is simply because we haven’t been asked to publish a listing on it yet. There are over 150,000 lakes in the United States and Canada and we add them as required. Many lakes have multiple names, so if your lake is not yet in our database, complete the listing using its name as you know it (i.e. by its legal name) and we will add it. If you have any questions about how to properly identify your lake, river, ocean or pond, contact your municipality to get the correct information, then use that information on the listing entry.
Q. How do interested parties contact me?
A: If you are listed with a Realtor, through the Realtor. If you have a Private for Sale listing on our site, in the Contact section of your ad there will be a link to an email contact form, so you can be directly contacted by potential buyers. Anytime your email address is displayed on a website, it is prone to being “harvested” by unscrupulous companies that send out spam/junk emails. By using our “cloaking” technology, you will be contacted directly without sacrificing your privacy. Your phone number is displayed only with your consent – it is not a required field on our listing form.
Q: If I pay for a listing and that property sells, can I replace the listing with another property without paying again?
A: No. Each listing is for one specific property. Once it is sold, you must mark it as sold by going to “My Account”. However, if you have purchased a multiple listing package, you can replace a listing that has expired or is cancelled with a new listing for the balance of the 30 day billing cycle for that listing. Q. Is there a limit to the size of the photo I can submit?
A: For fastest uploading times, we recommend resizing your pictures to less than 4 mb, but it is not necessary. Our system will automatically change the dimensions (height and width) of the photo, if necessary, so it will fit on a computer screen.
Q: Can I advertise my property if it is not waterfront or waterview property?
A: No. To maintain the integrity of our waterfront niche website, we require that all properties advertised on this site conform to our definitions of ‘waterfront property’ and ‘waterview property’ as outlined in our
‘Waterfront Words’ glossary of terms. The careful choice of photographs demonstrating the required characteristics of ‘waterfront’ property and ‘waterview’ property will go a long way to ensuring that we can publish your listing.
